What is a Studio (1 & 1/2) apartment? What is a 2 & 1/2 apartment?
In Quebec, the total number of rooms contained in an apartment is used to indicate its size, rather than just the number of bedrooms. Each apartment has its own bathroom, which is considered a "half" room. A "1 & 1/2" is a Bachelor / studio apartment, which contains one large room with a kitchen area and a separate private bathroom. A "2 & 1/2" is a one-bedroom apartment, which contains a living/bedroom with full, closed kitchen and a separate private bathroom.

How much is rent?
The rent is $625 per month, including heat, hot water, and electricity, fully furnished. For unlimited high speed internet, the fee is an additional $25 per month.

What is the usual rent for apartments in this area?
According to McGill University's off-campus housing office, housing costs vary greatly by area, with housing close to the downtown campus being the most expensive. According to McGill, the average costs per month for apartments in Montreal are:

  • 1-1/2 (studio apartment): $550-750 (unfurnished, nothing included)

  • 2-1/2 or 3-1/2 (one bedroom): $600-850 (unfurnished, nothing included)

You say that electricity, heat, and hot water are included in the rent. To compare your price with other apartment buildings where I have to pay for all of that, how much does electricity, heat, and hot water usually cost?
For this size and type of apartment, electricity is usually $25-45 per month, heat in the winter is $100 per month, and hot water is $10-15 per month. This totals up to an additional $60 per month during the warm months, and up to an additional $160 per month extra during the 3-4 winter months. At 3561 Lorne, you do not have to pay any of that: it is all included!

The leases are for 12 months, from September 1 to August 31, renewable.

Is internet available in the building?
Yes. We can provide you with unlimited ultra high speed internet access in your apartment for $25 per month, tax included. Similar services are available from Bell for $55 per month, and from Videotron for $57 per month. How big are the apartments?
The main room of the apartments are 15.5 to 18.5 feet by 8.5 feet, with the bathroom being 4 to 5 by 5 feet, but the layout varies somewhat with the apartments. Apartments 02 and 03 are 25 feet by 8 feet in size.

Are there laundry facilities in the building?
Yes, there is a coin-operated washer and a dryer. For the washer, it is $1.75 per load hot or cold water. For the dryer it is $1.75 for 60 minutes. The dryer is a large capacity model. Both the washer and dryer have digital displays so you can tell how much time is left before the load is done. In the building next door is a laundromat where you can drop off your dry cleaning.

Is the building warm?
The building is centrally heated, and is very warm in the winter. In the summer each apartment has a ceiling fan to cool you.

Are furnishings included?
Yes, you get a bed, table, desk, two chairs, bookshelf, new refrigerator with freezer, microwave oven, and electric stove with oven.

I have my own furniture, so I want an unfurnished apartment. Do I get a discount?
No, and we cannot store the furniture that is in the apartment, so the apartment comes with bed, table, desk, bookshelf, and chairs whether you need them or not. Unfortunately we do not have any unfurnished apartments.

Can two people share an apartment?
You are allowed to have visitors for short periods of time, but only one person can regularly live in the apartment.

How do I pay rent?
On the first of each month, by cheque, money order, or cash. For convenience, you may also provide post dated cheques.

Sounds great! How do I reserve an apartment?
Call or send an e-mail, and we will make the arrangements. You will provide the first month's rent in advance, and sign the lease, which we can fax or e-mail to you. If you are not in Montreal, we can fax or e-mail you a copy of the lease agreement.

Is there a damage deposit? Key deposit? First and Last month's rent?
No, you only pay first month's rent when you sign the lease, and that is it. It is illegal in the province of Quebec to require a damage deposit, furniture deposit, key deposit, or last month's rent, so beware of other apartment buildings that demand this: only first month's rent is allowed.

Do I have to provide a reference when I sign the lease?
No, just your parent's address and phone number.

Is there parking?
Not in the building, but you can get a city permit to park on the street for $50 per year. Call the City of Montreal, Ville Marie district at (514) 872-6752 for more information on parking permits.

Can I blast music at all hours and disturb my neighbors?
This is primarily a student residence, not a retirement home, but we ask you to keep the sound down and not disturb your neighbors, especially before 9am and after 11pm.

What happens if there is a problem with the apartment?
We have a 24-hour emergency line you can call for any emergency repairs. If any appliances do not work, or there is some other repair to make, then that will be taken care of.

Is telephone and cable TV included?
No. Most tenants use cell phones, but you can have a telephone installed, just contact Bell directly. Videotron also provides residential telephone service in this area. Cable television is available in this area from Videotron. Tenants are responsible for paying their own telephone and cable television bills, if any. If you subscribe for our ultra high speed internet service, you could also use voice over IP (VOIP) from a company such as Vonage for your phone service, or Skype for free unlimited calls anywhere in the world.

Who lives in the building?
Almost all the tenants are undergraduate or graduate students at McGill University, and a few are students of Concordia University.

Is the building secure?
The front door to the apartment building is locked, and can only be opened from the outside with a key, or remotely through the intercom / buzzer. All apartments that are accessible from the exterior of the building (by fire escape or exterior entrance) have steel security bars on the windows and doors. While there are no guarantees in life, Montreal has a very low crime rate. Still, lock your doors, and be prudent.

Is smoking allowed in the apartments, or in the building?
I do not need an apartment in the summer, only during the school year. Can I rent for only 8 months?
The leases are for 12 months. If you wish to sublet your apartment for the summer it is your responsibility to find a subletter, but in the past tenants who have wanted to sublet their apartments in the summer have not had a problem in doing so at the full rent. There is a high demand for apartments in the area.

I live in residence and hate having to share a bathroom and kitchen facilities. Do I get my own bathroom and kitchen?
Of course! Every apartment has its own private bathroom with toilet, sink, and shower / bathtub, as well as its own private kitchen with new refigerator & freezer, electric stove & oven, kitchen sink, microwave oven, and kitchen cabinets. You'll save money and eat healthier when you cook your own meals.

Is there a closet in the apartment?
Each apartment has a closet, ranging in size from 3 feet wide by 2 feet deep, up to 3 feet wide by 6 feet deep depending on the apartment.

Are the appliances in good condition?
Yes. Each apartment has a brand new (as of 2005) refrigerator, LG brand, model GR 262, frost free, with separate refrigerator and freezer compartments & doors. This is a quiet model with the compressor on the bottom and a sealed back. The stove in each apartment works well, is electric, and has 4 burners on top and an oven.

Are there storage lockers or rooms in the building? Can I store items in the hallway?
No, anything you bring must be kept in your apartment. Personal items cannot be left in the hallways. You may not post anything on the walls of the building outside your apartment, in the entranceway, or on the outside of your apartment doors.
